Securing the right No Objection Certificates (NOCs) for real estate projects in Punjab is often the most time-consuming part of getting a development ready for launch, possession or occupation. Each department runs its own process — different forms, different fee structures, different technical inspections, different timelines — and missing even one NOC can hold up the entire chain of approvals.

Issued by Punjab Fire & Emergency Services, the Fire NOC certifies that a building meets fire safety standards under the applicable bye-laws and NBC norms. Mandatory for all medium- and high-rise buildings, commercial complexes, industrial units, schools, hospitals and assembly spaces. We handle drawing review, application filing, inspection coordination and provisional-to-final NOC progression.
Issued by the Punjab Pollution Control Board (PPCB), these are mandatory for projects that fall under specified categories — including large group housing, industrial units, hospitals, hotels and commercial complexes. We handle CTE (pre-construction), CTO (preoperation) and renewals, along with the required EIA documentation where applicable.
Issued by Punjab State Power Corporation Limited (PSPCL), the electricity NOC certifies feasibility of the connected load and the project’s electrical infrastructure. Critical for project handover and occupation. We manage load sanction applications, substation requirements, feasibility certificates and final connection approvals.
Issued by the concerned ULB, Water Supply & Sewerage Board, or the relevant Development Authority depending on the project’s location. These NOCs confirm that water supply and sewerage connections are feasible and that the project complies with drainage and disposal norms.
For projects near major roads, airports or sensitive zones, additional clearances may apply — including traffic impact NOCs from the concerned authority and height clearance from the Airports Authority of India (AAI) where applicable. We identify these requirements upfront and manage applications through to clearance.
For projects falling near forest land, eco-sensitive zones or other notified areas, additional clearances from the Forest Department or Ministry of Environment may apply. We support clients through documentation, public consultation requirements and the relevant statutory processes.

At minimum, most residential projects require Fire NOC, Pollution NOC (where applicable based on category), PSPCL load sanction, and water supply / sewerage NOCs. Timelines vary by department and category — straightforward NOCs may be issued in 4–6 weeks, while complex ones (pollution clearances, environmental approvals) can take several months. Running applications in parallel and submitting clean files is what cuts the overall timeline.
Some NOCs (like Consent to Establish from PPCB) must be obtained before construction. Others can be filed during construction but must be in place before occupation. Filing the right NOC at the right stage is what we plan upfront.
Most denials come from documentation gaps or technical compliance issues that can be resolved. We analyse the denial reason, address the underlying issue, and resubmit the application — often successfully on the second round.
